Q: Who pays our fee?

The listing Broker pays our commission 99.9% of the time. The seller pays them and then they split the proceeds with us. You do not pay us anything and our services are completely free to you.

Q: Who will I work directly with?

Zen is our Team Leader, Leland is our showing specialist, and I, Steven, am the Client Concierge.

Zen educates, guides, and leads you to making the best decision possible on the home you like. Leland is there to schedule showings and open doors for you, as well as recommend good neighborhoods. I make sure you get all the information you need and that you feel you’re receiving the service you deserve. We all work together with the same goal in mind – Exceeding your expectations so that you will consider referring your family and friends to us when they have real estate needs.

Q: How do I set up a showing?

Simply make us aware of a home you would like to see with at least 24 hour notice (preferably 48). Because sellers like their home to look nice, they really appreciate a full days notice so that they can clean up and make provisions in their schedule.

Q: What costs are involved other than my down payment?

You will have to pay closing costs which include title fees, escrow, inspections, appraisals, loan fees, and prorated costs such as taxes and insurance. For conventional loans it usually totals to about 1.5% of the sales price and for FHA it is usually between 2-3%.

5. How many homes should I look at before buying?

If we fully understand your criteria, we will probably find you the right home in the first showing. Having said that, many people feel more comfortable looking at several homes before making a buying decision. The average, according to a study from the National Association of Realtors, is about 12.
